Targus was engaged through counsel for a prospective purchaser of a ranch support property. The subject property encompassed five acres of land improved with a single-family residential dwelling and a garage/ shop. Other structures included a shed, overgrown dog kennel, remnants of an office (concrete steps), and an aboveground water tank. An underground storage tank system (UST) was located on the property, with two tanks reported to previously have been used for refueling gasoline and diesel powered vehicles.

Other than the petroleum UST systems, the assessment identified no recognized environmental conditions or business environmental risk. The client undertook its business transaction with further environmental assessment and UST closure by removal slated as post-closing activities based on Targus proposal and budget estimate.
